Important phase
During the layout planning, design, and quotation stages, we work closely with our clients to gradually finalize the optimal plan for their new office.
The more detailed the communication, the closer the final result aligns with the client’s expectations and satisfaction.
This is an extremely important phase — the level of communication at this stage can determine up to 70% of the project’s success.
Even during the bidding phase, we welcome detailed feedback to help refine and adjust the plan.

Contract
During the process of refining the estimate, we also review the contract language and template, and finalize payment conditions before concluding the contract.
Please note that a deposit is payable before the construction work begins.

Construction / Progress Report
During construction, we provide progress reports with photos, which are shared via email with clients and all related parties.
We maintain close communication with the client’s administrative and accounting staff regarding any outstanding issues, concerns, and payment schedules to prevent any problems during the construction period.

Handover / After-Sales Support
Before the official handover, a client inspection is performed, and any required corrective work is completed.
For office expansions or relocation projects, we carry out follow-up inspections at 1 month, 3 months, 6 months, and 1 year post-handover to offer thorough support for the client’s ongoing office management.

Although it is necessary to manage the schedule carefully — including prior confirmation of building regulations and construction inspections up to the handover — tenants can compare and select contractors based on pricing.
Restoration requirements are a key consideration that should always be confirmed before moving into a new office space. For instance, companies that occupy pre-fitted offices are often required to fully remove all interiors and restore the space to its original condition upon departure. To avoid unexpected costs or delays, it’s essential to review all move-out and restoration terms carefully before signing the lease.

Relocation

consultation
We will inquire about the return deadline for the current tenant space and the schedule for the relocation work, and coordinate the overall timeline.

On-site survey / Quotation
Review and confirmation of moving conditions
We will investigate the building regulations regarding move-out and move-in for both the current and new properties, and confirm whether the overall relocation schedule is feasible. Additionally, we will review the details regarding the reuse of OA equipment, furniture, and chairs, and provide a quotation.
If there is a network service provider involved, we will also confirm in advance the scope of equipment to be moved and the details of reinstallation.

STEP, 3
Relocation and New Office Opening
Typically, packing of reusable office furniture and equipment begins on Friday evening. About a week before the move, cardboard boxes and packing materials are delivered, and the client is expected to finish packing documents and personal items by the moving day. Reusable PCs, furniture, and fixtures are packed by CRAFTEC staff on the day of the move.
The relocation itself takes place from Friday night through Saturday, with setup of reusable furniture and equipment completed on Sunday. On Monday morning, the client’s staff organize their workstations and connect their PCs, so regular operations can resume smoothly by Monday morning.

Start of property restoration works
After moving out items from the old office, the property restoration work will commence. Typically, the office recovery period is as follows:
Less than 100 m²: about 1 week
Less than 300 m²: about 2 weeks
Larger spaces: around 3 weeks
In the early planning stage, we will review the building’s construction regulations and restoration requirements, and finalize the schedule accordingly.

Completion of restoration work and timely handover of the former tenant space
After the completion of the restoration work, CRAFTEC, the building management, and the client will conduct an on-site inspection to verify the restoration status. The keys are returned, and the necessary documents prepared by the building management are signed, marking the completion of the restoration work.
